Both stand on Suez Road and both are built by the same company. Taj City is the closer of the two to central Cairo, with its own Ring Road entrance, a position opposite the JW Marriott, seven minutes to Cairo Festival City and fifteen to Cairo International Airport, and homes reaching 603 sqm. Sarai is the larger at 5.5 million sqm, sits five minutes from the New Administrative Capital, and is built around Cairo's biggest swimmable lagoon at 10,000 sqm.

Sarai, Taj City and Talala are mixed communities where apartments, duplexes, townhouses and villas share the same gate. Terms can differ from phase to phase within one project: Elm Tree Park, Esse, Sheya, Elan and Rai inside Sarai are all sold on 5% down over 8 years, so it is worth asking about the specific phase.

The Ring Road is fifteen minutes from Sarai, which sits ten minutes from AUC New Cairo and five from the New Administrative Capital. Taj City has an entrance onto the Ring Road itself and is fifteen minutes from Cairo International Airport. The Butterfly, in Mostakbal City, is twenty minutes from New Cairo and thirty from the airport. Talala lies between the Ismailia and Suez roads in New Heliopolis.

Madinet Masr was founded in 1959 and joined the Egyptian Exchange in 1996. It has sold 27,116 homes, runs 29 projects and holds a land bank of about 12.8 million sqm intended to house some 32,000 families. It entered integrated-community development with Taj City in 2012 and opened Sarai in 2017, and both are established communities today with completed phases and residents in place.

They are one and the same company. It was founded in 1959 as Madinet Nasr for Housing and Development and relaunched its brand in 2023 as Madinet Masr. Only the trading name changed; the legal entity, its place on the exchange and its project record all carried over, which is why both names still appear together in contracts and marketing.
