Story

From "Nasr City" to "Madinet Masr": one name that sums up Egyptian urban history

Few companies can say they built an entire neighbourhood from the capital's first drawings. Madinet Masr for Housing & Development is one of them.

The company was founded in 1959 by presidential decree as a government entity tasked with developing Nasr City — then Egypt's largest urban project — and over decades planned its streets and executed tens of thousands of units there, alongside Abbasiya and east Cairo. In 1996 its shares were listed on the Egyptian Exchange (ticker MASR.CA), and it later became fully private.

In 2022 the company announced its new strategy, and at the start of 2023 launched the updated "Madinet Masr" brand — a shift from "Nasr", the neighbourhood where it began, to "Masr", the whole country it now serves. The change was more than a name: within three years it launched the giant Sarai and Taj City, entered Upper Egypt with Zahw in Assiut, and in 2025 moved beyond Egypt itself through the Saudi "Citydom" partnership and a Dubai subsidiary.

Today the company is led by engineer Mohamed Hazem Barakat as Chairman and engineer Abdullah Salam as CEO, from its historic headquarters at 4 Youssef Abbas Street, Nasr City — under its official English slogan "Proudly Building for Egypt".

From the archive — earlier projects in the company record

Before its current expansion wave, Madinet Masr delivered projects that are now stand-alone neighbourhoods, including Tijan in the northern suburbs (around 7.3 million sqm), Primera and Itlala Abbassia in the heart of Nasr City and Abbasiya, and The Chalets in Ain Sokhna — a legacy spanning decades before the new generations took over in Sarai, Taj City and Talala.

Financial strength

Why the developer's numbers matter when you buy

In a volatile market, the developer's balance sheet is your first guarantee of delivery. In 2025 Madinet Masr posted the highest new sales in its history: EGP 52.1 billion, revenue of EGP 11.7 billion and net profit of EGP 3.6 billion, and delivered 1,941 units — roughly triple its 2024 deliveries.

The momentum continues in 2026: the first quarter alone recorded new sales of EGP 11.7 billion and delivery of 831 units (+257% year on year), while contracted but unrecognised sales reached EGP 98.2 billion — a figure that means construction work is funded and scheduled for years ahead.

On top of that, the company owns its land as freehold — no fragile partnerships or pending settlements — and runs an integrated service ecosystem around sales: "Doors" sales management, "CHUM" community management, "SAFE" retail real-estate investment, and "Touba" and "Theqa" payment and guarantee solutions.

FAQ

What people ask about Madinet Masr for Housing & Development

Is Madinet Masr for Housing & Development a reliable company?

Madinet Masr is one of Egypt's oldest real-estate developers; founded in 1959 by presidential decree to develop Nasr City, and listed on the Egyptian Exchange since 1996 under ticker MASR.CA. The company owns a freehold land bank exceeding 12.8 million sqm, delivered 1,941 units during 2025 alone, and achieved record new sales of EGP 52.1 billion in the same year — tangible proof of its ability to honour delivery commitments.

What are Madinet Masr's most important projects in 2026?

The current portfolio includes Sarai on the Suez Road (5.5 million sqm and Cairo's largest swimmable lagoon), Taj City in front of Cairo Airport (3.7 million sqm), Talala in New Heliopolis (491 feddans with EGP 90 billion in investment), The Butterfly in Mostakbal City, Kinda inside Taj City, plus Zahw in West Assiut — the company's first project outside Greater Cairo — and commercial projects such as The Arena Strip Mall and Victoria Mall October.

What is the difference between Nasr City and Madinet Masr for Housing & Development?

They are the same company. Established in 1959 as Nasr City for Housing & Development (MNHD), in 2022 it announced its new strategy and launched the updated "Madinet Masr" brand at the start of 2023 to reflect its expansion beyond Nasr City into projects in east and west Cairo and Upper Egypt, then regionally into Saudi Arabia and the UAE. The legal name and stock ticker did not change.

How can I buy a unit directly from Madinet Masr?

You can register via the form on this page, call, or message us on WhatsApp using the number below, and the sales team will send the latest prices and available payment plans for each project. The company currently offers payment plans starting from 4–5% down payment and installments up to 12–15 years in projects such as Talala, Sarai and The Butterfly, with cash discounts exceeding 30% in selected phases.

Are Madinet Masr projects a good investment?

Historically, the company's units have posted strong price growth; for example, the average price per sqm in Sarai exceeded EGP 58,000 in 2026, an increase of more than 176% over previous years according to Aqarmap indicators. Its financial strength — EGP 11.7 billion revenue in 2025 and a contracted-sales backlog of EGP 98.2 billion — gives buyers greater delivery security than smaller developers, yet any investment decision still depends on your goals and a project-by-project study.

Who owns Madinet Masr for Housing & Development?

The company is led by Eng. Mohamed Hazem Barakat as Chairman and Eng. Abdallah Sallam as President & CEO, from its headquarters at 4 Youssef Abbas Street, Nasr City — the very district it began developing 67 years ago.

Where are Madinet Masr projects outside Cairo?

Outside Greater Cairo, the company has Zahw in West Assiut (104 feddans and more than 1,250 units), its first integrated residential community in Upper Egypt. Regionally, in 2025 it established the "Citydom" partnership with Waheej Real Estate for the Saudi market, and a subsidiary in Dubai to manage its international operations — making it one of the few Egyptian developers to expand beyond Egypt.
