What Tag Sultan is
Tag Sultan is a Madinet Masr residential project in New Cairo, placed on the Suez Road close to the Middle Ring Road. The unit mix is deliberately compact, opening at 79 sqm.
That entry size, combined with a nine-year term, puts the project in reach of a buyer who would be priced out of the larger New Cairo communities on the same road.
Where Tag Sultan sits
The Suez Road position keeps Cairo International Airport a short drive away, AUC minutes away and Nasr City close, while Rehab and Madinaty are reached along the same arteries.
For a buyer working in eastern Cairo, that means the daily commute does not depend on a single road.
| Destination | Approximate time |
|---|---|
| Cairo International Airport | Short drive |
| AUC New Cairo | Minutes |
| Nasr City | Nearby |
| Rehab and Madinaty | Easy access |
Unit areas
Residential units start at 79 sqm, with layouts varying by model inside the project.
Ask for the model name, unit number and sellable area in writing before comparing two units, because compact layouts differ more in usable space than the headline area suggests.
Prices and payment
Residential units start at EGP 5,900,000. The plan is 5% of the unit value on contract with the balance settled over nine years.
Price moves with area, floor, view and handover date, so the offer should name the specific unit.
Design and masterplan
Tag Sultan is built around compact layouts, and in that product the plan matters more than the headline area: circulation, the number of external walls and the shape of the living space decide how a 79 sqm home actually lives.
Ask for the floor plan alongside the sellable area. Two units quoted at the same size can differ by a full room's worth of usable space once corridors and service areas are counted.
Facilities and services
The Taj Sultan compound’s service case rests on its position as much as on what is inside the gate: Nasr City, Rehab and Madinaty are all reached along the Suez Road and the Middle Ring Road, so established retail, schools and healthcare are already in place around it.
Confirm which facilities are within the project itself and which belong to the surrounding district before comparing it with a fully serviced community.
Why buyers choose Tag Sultan
Tag Sultan answers a specific need: a New Cairo address on the Suez Road at an entry price and instalment term that the larger communities on the same road do not offer.
Nine years on a 5% down payment is a long term for a compact unit, which lowers the monthly commitment enough to make the purchase possible on an income that would not carry a five-year plan. Compare the total contract value across terms, not the instalment alone.
The developer
Madinet Masr for Housing & Development has an extended delivery record across New Cairo and Heliopolis, which is the relevant history when the project is still being built.
