Madinet Masr Projects Offering Townhouses

The townhouse has grown faster than any other category in Egypt for a straightforward reason: it hands a household the parts of a villa that get used every day — a private entrance, a garden, two floors — without a plot that raises both the price and the upkeep.

Townhouses are available in five projects, each with a different size and setting. The Butterfly offers the largest unit at 248 sqm, with five bedrooms and five bathrooms inside 192 feddans with low-density planning. Talala includes Eco Houses from 166 to 168 sqm and Den Houses at 173 sqm, with middle and corner options. Sarai ranges from 160 to 206 sqm inside an established city with operating services. Taj City offers townhouses in Origami Golf, the open phase that followed the original Origami. Zahw provides a 185 sqm townhouse inside a gated villa community in Assiut.

Before comparing any prices, separate two questions that are easy to conflate: which project, and which unit within the row. The gap between a middle and a corner in one project can rival the gap between two projects entirely.

Areas

Townhouse Areas in Each Project

The figure written into the contract is the built-up area. Always ask for the garden separately, because it is what distinguishes two units carrying the same number on paper.

The smallest is 166 sqm in a Talala Eco House and the largest 248 sqm in The Butterfly. The 82 sqm between them also buys two extra bedrooms, which is the more useful way to read the gap.

Three factors raise the price within a single project: where the unit falls in the row, how much garden comes attached, and whether the frontage looks onto landscape and a walkway or onto an internal street. That is exactly why Talala publishes two separate figures rather than one price for the type.

Where no fixed figure is available — Origami Golf at Taj City, and the Zahw types — this page says price on request. Printing an estimate in that slot would mislead a buyer at the moment of contracting, which is the moment that counts.

Payment Terms on Townhouses

ZahwFrom 5%7 yearsOne plan across all three Assiut types

In this bracket it helps to compare the annual instalment rather than the headline. A more expensive unit on a fifteen-year plan can carry a lighter yearly commitment than a cheaper one on seven years, and that single difference decides whether you finish the schedule comfortably or under strain. Work the instalment against your annual income, then add club and maintenance charges to the arithmetic.

The decision

Choosing a Madinet Masr Townhouse Project

The Butterfly combines the largest unit with the lowest starting figure in this table, inside a low-density project in Mostakbal City. Talala is the fully finished alternative with the longest payment schedule in the comparison, with expected handover around 2030.

If you cannot compromise on closeness to central Cairo, Origami Golf at Taj City is the answer, with a direct Ring Road entrance and about seven minutes to Cairo Festival City Mall. Sarai is an established community with schools, a sporting club, a retail quarter and residents in place.

Then settle your position in the row. A corner costs more and adds an extra facade, a wider garden and better light. A middle unit shares two side walls and carries a lower price; check the outlook and garden area of the selected unit before reserving.

FAQ

Madinet Masr Townhouses: Frequently Asked Questions

What are Madinet Masr townhouse prices?

The lowest starting figure is EGP 8,777,582 in The Butterfly, Mostakbal City. Talala follows with a middle townhouse from EGP 13,300,000 and a corner from EGP 14,900,000, then Sarai from EGP 14,200,000 in RAI and its neighbouring phases. In Zahw and in Origami Golf at Taj City no fixed figure is available for the type, so those are quoted on request.

What is the difference between middle and corner townhouses?

A middle townhouse sits between two neighbours and shares both side walls, so its garden is smaller and its price lower. A corner sits at the end of the row with one shared wall, gaining an extra facade, a wider garden and better light. In Talala the EGP 1.6 million price gap reflects the unit position, facade and garden area.

How is a townhouse different from a twin house or a standalone?

A townhouse is one unit within a connected row, with its own entrance and private garden. A twin house is two units sharing a single wall, each with its own entrance, so privacy and price both rise. A standalone occupies a plot of its own with four sides open, and sits at the top of the range. All three exist across Madinet Masr projects, and choosing between them is an explicit trade of privacy against budget.

What townhouse areas are available?

From 166 sqm in Talala Eco Houses, up to 173 sqm in Talala Den Houses, 185 sqm in Zahw, between 160 and 206 sqm in Sarai, and reaching 248 sqm in The Butterfly with five bedrooms and five bathrooms. The working range is therefore 166 to 248 sqm, which covers a household needing three to five bedrooms.

What payment plans apply to Madinet Masr townhouses?

The Butterfly and Taj City publish a zero down payment plan running up to twelve years. Sarai works at 5% down across eight years on its open neighbourhoods. Talala is 4% down over fifteen years, the longest term among the company’s projects. Zahw is 5% down over seven years. Details shift between phases, so ask for the schedule of your specific unit in writing before paying a reservation fee.

What is the difference between Talala and The Butterfly townhouses?

The Butterfly is cheaper to enter and larger on the plan: 248 sqm with five bedrooms inside a 192-feddan low-density scheme in Mostakbal City. Talala asks more but hands the unit over fully finished, saving the cost and time of finishing, and it gives you a clear choice between middle and corner. Add the finishing cost of the Butterfly unit before deciding which is genuinely the cheaper of the two.

Are Madinet Masr townhouses suitable for families?

It gives a household the parts of a villa that matter most day to day — a private entrance, a garden, and two floors that separate sleeping from living — without the plot size that drives up both price and upkeep. Inside an integrated master plan it shares the same infrastructure, security, club and schools as the villas. Ask about the real garden area, its orientation, and where the unit falls within the row, because those shape the experience more than the headline number.
